Real Estate and Community Association Manager
Listing checked October 6, 2026 · pay as published by Mercor
Overview
Mercor needs experienced property, real estate, and community association managers to review AI-generated work. You will judge budgets, lease analyses, maintenance plans, and governance documents tied to residential, commercial, and industrial properties. The project runs about 4-6 weeks, starts right away, and asks for 20+ hours per week. Your feedback helps AI systems produce more accurate output for property management and community associations.
What You'll Do6
- 1Grade AI-generated operating budgets for residential, commercial, or industrial properties by checking income, expenses, reserves, and capital plans.
- 2Review lease analyses and maintenance plans for legal fit, financial soundness, and real-world feasibility.
- 3Compare competing AI answers and choose the stronger one based on compliance, operations, and property performance.
- 4Inspect association governance documents, including board policies, bylaws, meeting notes, and owner communications.
- 5Assess scenarios about tenant and owner relations, rent collection, vendor contracts, capital improvements, and board disputes.
- 6Write clear expert feedback that points out errors, missing details, and better ways to handle each property management task.
Requirements6
- 14+ years as a property manager, real estate manager, community association manager, HOA manager, leasing manager, or similar role.
- 2Hands-on work with leasing, operations, maintenance, or governance of residential, commercial, or industrial property or community associations.
- 3Availability for at least 20 hours per week during the project.
- 4Strong written English for detailed reviews and feedback.
- 5Ability to read budgets, lease agreements, maintenance plans, and association governance materials with care.
- 6Readiness to start now and stay engaged for about 4-6 weeks.
Who Should Apply
Candidates who have spent four or more years managing property, real estate, or community associations will find this project a strong match. The work fits someone who knows operating budgets, lease reviews, maintenance plans, vendor contracts, and board governance from direct experience. People without that background will score low, because every task asks for expert judgment on real property documents. A common reason for rejection is listing residential sales or brokerage work alone, which does not cover the operations and association governance focus here. If you cannot commit 20 or more hours per week, this contract will not work in your favor.
